Commercial real estate sales activity in Lincoln slowed during the first half of 2026 as elevated borrowing costs and tighter underwriting influenced buyer decisions. Properties generally spent more time on the market, and buyers placed greater emphasis on lease strength, future capital needs, and downside risk. Owner-users continued to account for a meaningful share of activity.

The Story Behind the Averages
Average prices remained resilient, but the range within each property type was wide. Office transactions included a second-floor condominium purchased for residential conversion as well as newly constructed office-flex condominiums. Retail pricing ranged from an older automotive facility to a drive-thru investment whose value was driven by its long-term income stream. These examples show why intended use, lease structure, location, and property condition matter as much as the headline average.
Notable Transactions
The largest office transaction was the $11 million sale of the 116,000-square-foot building at 4800 NW 1st Street. In retail, the VASA Fitness property at 4615 Vine Street sold for approximately $12.7 million. The largest industrial sale was the 32,968-square-foot building at 1941 SW 6th Street, which sold for $3.9 million. The largest multifamily transaction was the 246-unit community at 3615 North Hill Road, which sold for $22.9 million.
What Buyers and Sellers Should Expect
Until borrowing costs ease or pricing expectations adjust, investment sales are likely to continue at a measured pace. Well-leased assets with predictable cash flow should draw the strongest interest. Properties requiring significant improvements or repositioning may face longer marketing periods and more extensive negotiations. Accurate property-level data and realistic pricing will be especially important in bridging the gap between buyers and sellers.
